QUALIFIYING POTENTIAL BUYERS


Do not waste time with lookers or people who are not pre-qualified from a bank. The fact that the prospect is interested in the property, that does not mean he is going to buy it or he can afford it.

The greatest benefit of working with Real Estate agents is that they pre-qualify buyers even before they show your property. Doing it this way saves us a lot of time, so we only show the houses that the prospect buyer can afford.

One of the biggest mistakes sellers make is to sign a contract with somebody they do not even know is able financially to purcahse the property. If you sign a contract with the wrong person you migth end up selling the propertty for less. Why ?

Because once the house is under contract, you are taking the home out of the market. Then you wait a couples of month for closing and then to find out that the person who is buying your home is not financially able to purcahse the property. Now what !

You put the house back on the market, but people will start wonder if there is anything wrong with the home and will offer less money.
