The final visit is what is called the walk through, and it is recomended to do it the day of the closing.
You do not want to close and you get to your new home find out all kinds of problems or missing things.The fianl visit (Walk through) is your opportunity to discover issues before closing the transaction.
WALK THROUGH CHECK LIST
Take a walk around the house, check for cracks on the foundation and walls. Most deficiencies are hidden by seller's belongings.
Check floor tiles,carpet, make sure windows and doors open and close propertly. Look for crack on the walls. Test all smoke detectors, and if required, the carbon monoxide detector.
Check the insulation, holes on the roof and also space for store.
Go over every room and check lights fixture, switches, outlets grounding, Ground Fault Circuit Interrupter (GFCI) outlets, ceiling fans
Heater and Air Condition
Turn on the air condition, make sure cold air is coming out the vents. Run the heater and make sure that warm air is coming out the vents.
Check for hot water
Test water pressure, check bellow sink. Run the dishwasher, microwave, garbage disposal. Test the stove top burners and the oven. Check inside cabinets and pantry. Make sure the refrigerator is also running propertly.
Laundry Run the washer and dryer for a complete cycle
Test water pressure at lavatory, shower, bathtub. Fush the toilet and observe for possible clogging. Look for leaks under the vanity.
If everything is in place and working, the house is in good condition.
